Minimum length of Tenancy
All Properties are to be let on standard Assured Shorthold Tenancy agreements for a minimum of six or twelve months.
We have several happy Tenants who have been with us for many years!
Holding Fee (refundable)
To hold the property for you we ask for a holding fee of £150. If the tenancy is granted this will then be used to make up part of your tenancy deposit. However, if there is a problem with your referencing which we can’t overcome then we refund the holding fee in full. The tenancy is offered subject to vacant possesion. If you change your mind and don't complete the tenancy there is no refund.
Important Notice
Please note that we can only commence processing your application once the holding fee have been received in our bank account. Once payment has been received we will then mark the property as let and commence the application process. If you have any queries about fees please dont hesitate to contact us.
Pets
Some of our properties are suitable for Pets. At the end of the Tenancy you are required to have the Property thoroughly proffesionally cleaned and returned to the condition it was in at the begining of the Tenancy. Any breach of this condition will result in the costs being withheld from your deposit. Failure to clean to an acceptable standard will result in costs being witheld from your deposit. Please be aware that the cost of rectifying any damage to any part of the property is the Tenants responsibility even if the cost may exceed the amount held as security deposit.
Administration Charges
We charge an administration charge of £25 for every communication we make to you as a result of none payment of rent or breach of any clause contained in the tenancy agreement. If we have made an appointment with you which you do not keep we charge a cancellation fee of £50 plus the amount charged to us by any outside contractor.
Security Deposit
A security deposit of one months rent plus £100 is required. This is refundable at the end of the tenancy, providing the rent is paid, the property is left in a clean and satisfactory condition and in accordance with any terms of the tenancy agreement and Deposit protection organisation.
For your peace of mind the deposit is lodged with the Government Deposit Protection Service for safe keeping. You will be given your own login to access this.
Once your tenancy is approved, the balance of the deposit together with the first months’ rent should be paid by Bank transfer at least 7 days prior to moving in. Thereafter the rent will be paid by Monthly payment in advance, by Standing Order.
Insurance
It is the Tenants responsibility to insure any possessions which he/she brings into the property. The Tenant is also responsible for any repairs to the Landlords fixtures and fittings. There are several insurance companies who sell Tenants insurance, including comparison sites found on Google search.
Payment of Utilities
Payment of all Utilities, including telephone, tv licence, electricity, gas, water, council tax etc are the responsibility of the Tenant in every case. Changes of utility company are allowed but we do request that you please notify us of the new supplier details. Installation of prepayment meters is strictly forbidden.
General
Tenancies are offered subject to vacant possesion.
Right to Rent Legislation
All applicants must pass our right to rent proceedure. This includes giving full details of residency status in the UK with any other appropriate supporting documentation. For example UK Resident Passport. Or none UK Passport with Right to Reside Visa are acceptable. We reserve the right absolutely to refuse to rent to any person who does not pass the Right to Rent proceedure. Further details here.
