Secure Online Tenancy Application

This is our Tenancy Application Form. The information you supply is used for our pre-tenancy checks and it also serves as the basis for your proposed Tenancy with us.

 

It's a good idea to READ through EVERYTHING first. Then come back and start filling in the form and scanning documents. You may benefit from reading our Tenancy FAQs first.

 

DOUBLE CHECK EVERYTHING before you send it to us as errors and omissions cause delays in processing your application.

 

The application process should take no more than about an hour to complete. If you need any help please dont hesitate to ask us.

Its as easy as 1 2 3 4!

Here are the things that you need to do to apply for a tenancy with us:

  1. Fill in the Tenancy application form below.
  2. Scan and email (or photograph & text via WhatsApp) your payslip, driving licence & passport plus one of either a council tax, gas, electric or water bill in your name. (If you are not a UK passport holder please check the Right to Rent documents listed here and send us copies).
  3. Send us the holding fee.
  4. Make sure you read ALL the further information.

Please complete steps 1,2 and 3 for each applicant.

If you have a Guarantor; each Guarantor should also complete steps 1,2 and 3

 

Double check everything! Its always a good idea to send us more information than may be necessary rather than less!

1. Fill in the Tenancy application form

Please take it slowly and fill in as much detail as possible.

 

Some boxes require information from several questions (eg. "Home phone, Mobile phone & Work Phone") The boxes will expand as you type.

 

Missing or incomplete information can cause substantial delays in processing your application.

IMPORTANT! - Please CHECK your answers carefully to ensure that you have answered all the questions FULLY and you have ticked the appropriate boxes.

2. Send us a copy of your payslip, driving licence, passport and one of your utility bills

  1. Your current Payslip showing your Pay & National Insurance Number
  2. Your current Passport & Driving licence. (If you are a not a UK passport holder please check the Right to Rent documents listed here and send us copies).
  3. One of either a council tax, gas, electric or water bill in your name.
  4. If you are self employed; your last two years accounts.

3. Fill in our Privacy Policy Acceptance Form

Please read our Privacy Policy which can be accessed here.

Please then fill in the Consent form which can be accessed from here.

4. Send us your holding fee

You can make a payment to us by the following methods:-

 

  1. Direct Bank Transfer by on-line banking on the web or via the app on your phone. Please ask us for our bank details.
  2. You can also arrange the payment directly from your banks branch to ours.

  3. You can pay by credit or debit card. (We pass on our banks handling charge of 2.75%) Please contact us for details.

 

Holding Fee (refundable)

To hold the property for you we ask for a holding fee of £150. If the tenancy is granted this will then be used to make up part of your tenancy deposit. If you change your mind and don’t complete the tenancy there is no refund. However, if there is a problem with your referencing which we can’t overcome then we refund in full. The tenancy is offered subject to vacant possesion.

 

Important Notice

Please note that we can only commence processing your application once the application fee and holding fee have been received in our bank account. Once payment has been received we will then mark the property as let and commence the application process.

 

General Data Protection Registration - Privacy

If your application for the property is unsuccessful we keep the information you submitted for 1 year and then destroy it. If your application is successful we keep your information for 7 years following the end of the Tenancy. After that we destroy it.

5. Please read this Important Further information

Security Deposit

A security deposit of one months rent plus £100 is required. If you have pets a further £100 is required. This is refundable at the end of the tenancy, providing the rent is paid, the property is left in a clean and satisfactory condition and in accordance with any terms of the tenancy agreement and Deposit protection organisation.

 

For your peace of mind the deposit is lodged with the Government Deposit Protection Service for safe keeping.

 

Once your tenancy is approved, the balance of the deposit together with the first months’ rent should be paid by Bank transfer 7 working days prior to moving in. Thereafter the rent will be paid by Monthly payment in advance, by Standing Order.

 

Insurance

It is the Tenants responsibility to insure any possessions which he/she brings into the property. The Tenant is also responsible for any repairs to the Landlords fixtures and fittings. There are several insurance companies who sell suitable insurance policies for Tenants.

 

Payment of Utilities

Payment of all Utilities, including telephone, tv licence, electricity, gas, water, council tax etc are the responsibility of the Tenant in every case. Changes of utility company are allowed but we do request that you please notify us of the new supplier details. Installation of prepayment meters is strictly forbidden. 

 

Minimum length of Tenancy

All Properties are to be let on standard Assured Shorthold Tenancy agreements for a minimum of six months.

Tenancies are offered subject to vacant possesion.

Right to Rent Legislation

Due to recent changes in Legislation. All applicants must pass the UK Government's "Right to Rent" check. This includes giving full details of residency status in the UK with any other appropriate supporting documentation. For example a UK Resident Passport or none UK Passport with" Right to Reside Visa" are acceptable. We reserve the right absolutely to refuse to rent to any person who does not pass the "Right to Rent" proceedure.

General Data Protection Regulation GDPR - Privacy

Pets

At the end of the Tenancy you must thoroughly clean & repair any damage to the property. Failure to clean to an acceptable standard will result in the cost of further cleaning being witheld from your deposit. Please be aware that the cost of rectifying any damage to any part of the property is the Tenants responsibility even if the cost may exceed the amount held as security deposit.
